22 Jan Our favourite new development in your area this month is Yogo Group’s Sir Thomas Lipton estate, Lipton Close, Southgate
If you live anywhere in north London you are likely to have seen a Yogo banner on hoardings, often lit up at night with their signature purple back-glow. They describe themselves as ‘developers of luxury living’ and from the dedication they invest in the quality of site, construction and interior design detail, they certainly live up to expectations. Therefore, this month, our favourite development is one of their most recent creations, the reimagination of the Sir Thomas Lipton estate – 11 stunning townhouses, mews houses and penthouses set within the grounds of this 5-acre historic site.
Sir Thomas Lipton was a philanthropist, a yachtsman, and a sports ambassador of the late nineteenth and early twentieth centuries, though many people today will know him better for his commercial success as a prolific retailer and as the founder of the still much-loved Lipton Teas. He moved to the estate in 1892, renovating it to his own taste, and hosting parties and annual sports days between basking in its peaceful grounds.
Yogo Group acquired the site because of its historical significance, and, of course, because of its proximity to London and its huge potential for redevelopment. And, over the last few years they have transformed it into a glorious and exclusive development.
The manor house that Sir Thomas Lipton lived in for 50 years is still there, a Grade II listed building, retained in stunning condition in all its architectural glory. But now, in the manicured and landscaped grounds, overlooking the ‘ice house’ as it’s known, are a small number of stunning new homes. Of the eleven properties in Phase One of the development (just two phases are planned), four are currently available:

- A three-bedroom mews house for £1,300,000
- A two-bedroom penthouse for £1,350,000
- A four-bedroom townhouse for £1,800,000
Taking one as an example, the townhouse offers three storeys of luxury living, boasting views over the manor house, a private west-facing garden, roof terrace off the master bedroom, open-plan living/dining area, bespoke fittings, fitted Italian walk-in wardrobes, porcelain tiled flooring, bespoke Italian kitchen finished in metallic champagne lacquer, Lutron mood lighting, integrated Sonos music system and 24-hour security in the grounds… to name but a few of its features.
Every element of the property, from the Caesarstone Quartz worktop and bronze splashback to the walk-in rain shower, the concealed low-energy lighting and array of Miele appliances have been carefully considered and selected for their quality.
